10-Year Smoke Alarms Perth — WA Law Explained
What WA legislation actually requires.
Overview
10-year smoke alarm installation across Perth — meet the WA Building Regulations for sale, lease and transfer with hardwired, interconnected, photoelectric alarms.
Since 1 May 2015, every residential property in WA being sold, transferred or let must have hardwired (240V), interconnected, photoelectric smoke alarms not more than 10 years old. The 10-year rule applies to the alarm body itself, regardless of battery type.
We replace expired alarms, retrofit interconnected systems into older homes (wireless interconnect avoids re-cabling), and provide the compliance certificate settlement agents need.
Battery-only and ionisation alarms no longer meet the standard — even if they're working. We swap them as part of the same call-out.

What does the WA 10-year law actually say?
Since 1 May 2015, every residential property in WA being sold, leased or transferred must have hardwired (240V), interconnected, photoelectric smoke alarms with a lifespan of no more than 10 years. The 10 years refers to the alarm body, not the battery.
Do I need to replace my alarms before selling?
Yes — if any alarm is older than 10 years, isn't hardwired, isn't interconnected, or is ionisation rather than photoelectric, it must be replaced before settlement. Settlement agents check.
Does this apply to a property I'm keeping for myself?
Not legally — the law only triggers on sale, lease or transfer. But strongly recommended regardless. We replace expired alarms across Perth for around $180–$240 each.
