Smart home wiring for new builds — done at lockup, not after

The single biggest mistake on a new build is leaving smart home wiring until handover. Once the plaster is on, every cable run becomes a battle — fishing through ceilings, cutting plates, hoping the builder hasn't filled the cavity with insulation. Done at lockup, the same job takes a fraction of the time and the result is invisible.

We work with Perth's premier builders — Zorzi, Webb & Brown-Neaves, Atrium, Oswald, Mondo — and slot into the build program at first fix. We supply the electrician with cable schedules, panel layouts and termination diagrams, then return at second fix to terminate, test and commission.

What to specify before site works begin

Every new build should have a smart home scope locked in before the slab is poured. We provide architects and builders with a single-page specification covering platform choice (Crestron, Control4, Lutron, C-Bus), zoning, network layout, AV and security. The cost premium versus a traditional electrical fit-out is typically 8–15% — and recoverable on resale.

Even if the budget doesn't allow a full automation install at move-in, pre-wiring during construction costs almost nothing extra and saves a five-figure retrofit later. We routinely wire homes for a future Crestron or Lutron HomeWorks system that the owner installs three years later — no walls touched.

The smart home spec your architect needs from you

Most architects don't think about smart home wiring until the electrician arrives — by which point it's too late for the elegant solution. We supply a one-page smart home spec that you can hand to your architect at concept stage: rack location, cable schedule, keypad locations on every plan, theatre seating dimensions, network closet ventilation requirements.

Doing this work at concept costs nothing. Doing it at fit-out costs five figures in variations and rework.
