NDIS Smart Home Automation Perth: Assisted Living Guide (2026)

The NDIS funds smart home automation under two main categories. Assistive Technology (AT) covers devices that help a participant do things they can't otherwise do - voice assistants, environmental control units, smart locks, video doorbells, fall-detection sensors, monitored alarms. Home Modifications covers the physical work required to install them - cabling, switchboard changes, mounting, and hardwired integration.

For AT under $1,500 per item, participants can usually self-manage from Core or Capacity Building budgets. Between $1,500 and $15,000 the NDIS requires a written quote and an AT assessment - usually from an OT. Above $15,000 it's a Complex AT assessment. We provide compliant, itemised quotes at every tier and coordinate directly with the assessing OT so the paperwork lines up with what's actually being installed.

A common starting package for a Perth NDIS participant living independently or with a family carer runs $8,000–$18,000 installed. That covers a Google Nest or Alexa voice hub in the living areas and bedroom, a smart lock on the front door with keypad and remote unlock, a Ring or Aqara video doorbell wired to a proper chime, motion-activated pathway lighting to the bathroom, and a UniFi Wi-Fi upgrade so nothing drops out.

For higher-support participants we scale up: full Lutron or C-Bus lighting control with wheelchair-height keypads ($15,000–$35,000), automated blinds in living and bedrooms ($6,000–$12,000), integrated reverse-cycle climate control ($3,000–$6,000), and a monitored camera package for family peace of mind ($4,000–$8,000). Everything runs on one app the participant, family and support workers can share.

Every NDIS install starts on site with the participant, ideally with the OT or support coordinator present. We map the actual daily routine - where they wake up, where they need light first, how they answer the door, how they call for help, and then design the smallest, simplest system that removes those friction points.
